A new office development built on a former garage site located in the outer Melbourne suburb of East Doncaster.

The two level office complex comprised 14 independent strata offices over a large basement car park with a precast concrete retention system.

The structure comprised concrete floors, precast and steel walls with a structural steel framed roof. The finishes included a precast concrete façade, composite panelling to the street frontage and a rendered finish to the real elevations. Each of the strata offices was serviced with a tea room, toilets with the larger main office area being an open plan layout.

The footprint of the new building took over the whole site thus all construction deliveries required Traffic Management so as not to adversely impact the busy intersection of Doncaster Road and Blackburn Road.

The works were sequenced such that structure was progressively built from the west to its full three level height from basement car park to Level 2 across the site towards Blackburn Road. The site amenities were initially located to the rear of the site and then relocated inside the building to a completed office area so the car park could be completed.

The $4 million lump sum contract was completed in late 2002.
