Delivered by fixed price lump sum after competitive selected tender, this $5m project involved the significant redevelopment of an existing building for the Department of Defence at RAAF Williams Base, Laverton.

Works included underpinning and strengthening of an existing three level accommodation building including demolition of existing internal structural walls, installation of a matrix of structural steelwork to transfer loads, fitout of the existing building as an open plan office and the addition a new three level precast concrete extension.

A challenge for the project was the very low existing floor-to-floor height. To accommodate the new sophisticated mechanical and electrical services, many changes were made throughout the project to maintain adequate clearances. The Kane Project worked closely with SKM to develop practical and inexpensive design solutions.

Due to an upgrade in the capacity of the mechanical system early in the project, many aspects of the building had to be redesigned.

The result is a pleasing and usable new office environment for Department of Defence personal that, although has been constructed within an existing structure, meets and exceeds all standards.
