Strathdon Community Aged Care Facility

This $27m facility was completed in 2003 following a two year staged construction programme. Kane Constructions was appointed under a fixed price Construction Management contract to deliver the works.

The staged redevelopment included construction of three new 60-bed nursing home and hostel buildings along with a single and two level services wing, three level administration building, central services, community building and chapel. The scope also involved extensive civil and landscape works, fire upgrade of existing facilities and major refurbishment of existing buildings for change of use.

The facility remained operational throughout requiring complex staging and decanting requirements.

The project was completed within a budget set three years earlier based on documentation with a significant lack of detail.

Kane Constructions delivered the project under budget without a client side quantity surveyor but with close client scrutiny of management procedures and cost commitments.
